As the days begin to get a little longer and flowers begin to bloom, we start to think about blossoming our marketing initiatives as well! The hot leasing season is just around the corner and so this is the time to start planning- before the whirlwind of tours, renewals, move-ins and more. At the top of the list, you should focus on digital media. There is no better investment to be made than on quality photos, 3D tours, virtual staging, and videos because as the saying goes, a picture is worth a thousand words.
Your photography will be used on your website, outdoor banners, social media, and every other marketing piece you put out there. Make sure they are well-staged, clear, and showcase the very best of your community.
Create a shot list in advance and consider having the photographer shoot interesting neighborhood landmarks as well. Here are some recommendations for a shot list:
4-5 exteriors (building, community)
2-3 scenic/panoramic images
3-4 creative shots including twilight
8-10 interior shots (bedrooms, bathrooms, kitchens, living rooms, closets, patios)
Interior specifics – if there are appliances that photograph nicely, including dishwasher, washer/dryer, any cool technology. Also, wood/LVP floors, tile, upgraded features, highlighting anything that makes the community stand out
All amenities
Community – lounge, game room, office, gym, pool, fire pits, barbeque, etc.

Other Types of Digital Media to Consider:
Matterport Tours—This is a 3D “virtual walkthrough” of your community model and/or common areas. Photos are a necessity, virtual tours are wonderful, and video gives you a good feel for the space, but nothing lets the prospective resident experience the space like a 3D virtual tour.
Virtually Staged Photos—Showing bare walls and empty space is never the best option, and in most cases, it is best to leave those photos out. Virtual staging is an excellent option because it makes the space come alive to potential renters without the hassle of bringing in real furniture and décor.
Video Tours/Slide Shows—This is a sequence of photos or videos that have been stitched together to create a virtual experience of your community. It is important to include as many different locations as possible. These are best when they include both music and a voice.
